Our criteria

What do we look for in an acquisition?

Our acquisition strategy targets high-potential Class B and C multifamily properties in robust submarkets with strong economic fundamentals.

We look for properties where planned renovations can improve the living experience and support the property’s cash flow. We prioritize properties that enhance residents’ quality of life through improved living conditions and community development. Our due diligence tests each potential acquisition against our financial performance and risk management criteria.

Location

Is the community in a good area for growth? What other properties are nearby that will compete with our acquisition?

Quality

We assess the quality of the initial build and any upgrades or changes made prior to acquisition so we know exactly what we’re getting into.

Limited new supply

Class B properties are our sweet spot. Very little new Class B housing is being built, so well-run communities stay in demand.

Care and condition

We closely inspect properties before acquiring them to identify condition issues and estimate the expenses we may face after purchase.

Ability to upgrade

Are we able to make the upgrades we know our prospective residents care most about?
